282 Bleams is a new mixed-use community in southwest Kitchener. Located at the corner of a busy intersection on one side of the site and abutting a low-rise residential neighbourhood on the other side, the project is strategically organized to bring multiple building scales together in a context-sensitive arrangement. To the rear of the site, the first phase of the project arranges three-storey townhouse blocks around a central amenity space, complementing the scale of neighbouring low-rise family homes. Along the busier Fischer Hallman Road, the second phase of development will provide two residential towers at fourteen and twenty-two storeys tall, consisting of 373 units. The towers are connected by a four-storey podium with commercial space at grade and a rooftop terrace shared by residents of the towers. The tower massing helps buffer the townhomes from the busier roads, but the site circulation is kept porous by providing an opening for a lane passing through the podium at grade. The aesthetic language of the project is striking and contemporary, featuring simple, repeated geometries and a cool, neutral colour palette.
