36 Blue Springs Drive

This 16-storey multi-unit residential project breaks away from a conventional rectangular floor plate. The plan is made up of adjoining blocks, each separated and staggered from one another. On the street side, the tower block steps back from the podium but cantilevers on the side overlooking the lake and outdoor amenity area. The push and pull of each building block brings lightness to the overall massing.

This is further reinforced by moments of vertical glass strips and voids. A gap in the podium creates a pedestrian street that leads to an outdoor amenity space at the back of the site with views of Four Wells Lake. The playful massing of this building is calmed by traditional arches and more conventional materials in masonry and precast concrete.
